For the first time, Ukrainian REIT is presented in an investment study for Premium Banking clients, which is a landmark event for the domestic financial market. S1 REIT Commercial Director Viktor Boichuk notes that cooperation with one of the country's largest banks makes real estate investments more accessible, transparent, and professionally structured for a wide range of investors. According to him, rising housing prices and a revival in the rental market are creating conditions under which investors can earn not only from rental income but also from asset capitalization.
Over the past year, the cost of one-bedroom apartments on the secondary market in Kyiv has increased by 11% in currency terms, according to data from the real estate website LUN. This gives investors the opportunity to earn not only from rental income but also from capitalization. High-quality properties located in attractive locations close to developed infrastructure are steadily increasing in value and attracting tenants. The S1 REIT investment instrument provides access to precisely such assets—apartments in profitable buildings from the developer Standard One," noted Viktor Boichuk.
For his part, Dmytro Solovyov, Director of the Premium Banking Department at Oschadbank, emphasizes that the combination of classic banking, professional market analytics, and access to institutional real estate instruments creates a new level of opportunities for clients focused on long-term and diversified capital growth.

What is Oschadbank Premium Banking and who is it for?
Oschadbank Premium Banking is a comprehensive premium service for customers with high demands on the quality of financial services. Its key idea is personalization: the customer is assigned a personal manager who assists with both daily financial transactions and more complex decisions related to the formation of an individual investment portfolio.
The premium service package combines the payment capabilities of MasterCard Elite and Visa Infinite premium cards with extended limits and non-financial privileges such as concierge service, travel bonuses, expedited airport check-in, and access to business lounges. REIT funds: a global instrument with Ukrainian implementation
REIT, or Real Estate Investment Trust, is a form of real estate investment in which the funds of many investors are pooled into a fund that owns and manages real estate properties. Such funds lease assets, receive regular income, and over time can record profits due to the growth in the value of the properties themselves. REIT is one of the most popular ways to invest in real estate in the world: in the US alone, the total value of this market exceeds $1.4 trillion.
The main advantage of REIT funds is that they lower the barrier to entry into the real estate market and transfer management to a professional team. Investors do not need to select properties, find tenants, or deal with operational issues themselves. In addition, participation in the fund provides diversification: instead of one apartment, the investor owns a share in a portfolio of properties, which reduces individual risks.
This trend is still in its infancy in Ukraine, but there are already examples of long-term models. S1 REIT was created by developer Standard One. It comprises two funds: S1 VDNG and S1 Obolon. The first invests in already built apartment buildings, while the second invests in projects at an advanced stage of completion. Both properties are constructed with a build-to-rent approach, i.e., specifically for renting out apartments, taking into account the needs of contemporary tenants.
Investors in S1 REIT receive two sources of income: regular dividends from rent and an increase in the value of investment certificates as real estate prices rise. The minimum entry threshold is UAH 122,000. The investment can be increased in the future by purchasing additional certificates starting at UAH 1,000. The declared yield of the S1 VDNG fund is 8.2% in dollars, and S1 Obolon is 10%, which is explained by the stage of project implementation and its capitalization potential.
